These standards serve as guidelines for the construction and design of SDA Provider Group properties, guaranteeing that they meet the necessary criteria to provide optimal support and accessibility for individuals with disabilities.
Who manages SDA?
- SDA Provider Group serves as the property manager, overseeing the management of the physical property on behalf of the owner of the SDA home.
- SDA Provider Group assumes responsibility for the head lease with owners and sub-lease with tenants, ensuring smooth and efficient tenancy agreements. SDA Provider Group serves as the property manager, overseeing the management of the physical property on behalf of the owner of the SDA home.
- Property maintenance is handled by SDA Provider Group, ensuring that the SDA home is well-maintained and in optimal condition.
- SDA Provider Group acts as the intermediary, facilitating communication and coordination between NDIS participants, Support Coordinators, Allied Health professionals, and Hospital Discharge/Aged Care teams to ensure suitable tenancy matches for NDIS participants residing in the SDA home.
- Your SDA funding is disbursed to SDA Provider Group, who then allocates the funds to owners for the provision and upkeep of the property.

Design Categories
Specialist Disability Accommodation (SDA) funding is allocated based on four levels of design categories. In order to be eligible to move into SDA Provider Group properties, one of these categories must be funded in your NDIS plan. These design categories ensure that the specific housing needs and support requirements of individuals with disabilities are met in a tailored and appropriate manner.
Improved Liveability
Accessible housing designed to enhance livability for individuals with sensory, intellectual, or cognitive impairments. Prioritising physical access and specialised provisions, these homes promote independence and improve quality of life.
Robust
Robust properties are designed for individuals with challenging behaviors or complex support needs. Built with durable materials and specialised techniques, these homes ensure resilience and safety.
High Physical Support
High Physical Support properties are purpose-built for individuals with complex support needs. These accommodations feature specialised design elements and assistive technologies for enhanced care and safety. With features like ceiling hoists and advanced communication systems, these homes provide round-the-clock support for individuals requiring high-level physical assistance.
Fully Accessible
Fully Accessible housing is designed for people who regularly use mobility aids such as wheelchairs. These homes include provision of wheelchair passage throughout the entire dwelling, as well as access from a seated or standing position to things like kitchen and laundry benchtops, and appliances.

Build Types
Specialist Disability Accommodation (SDA) funding encompasses various build types, and your NDIS plan will allocate one of these types based on your specific needs and requirements.
Apartment
Apartments are self-contained units occupying a part of a larger residential building.
House
Houses are detached low-rise dwellings with garden or courtyard areas.
Group Home
Group Homes are distinguished from other houses by the larger number of residents (four or five long term residents).
Duplex/ Villa/ Townhouse
Villas, duplexes and townhouses are generally separate or semi-attached properties within a single land title or strata titled area.
